Occupying an elevated position overlooking the river estuary, this is a beautifully presented property offering a decked balcony that is a place for peace and quiet and lovely river sunsets.

Access is via eighteen steps down, and there is a well proportioned open plan lounge/dining room and well equipped kitchen having decked balcony access. The lower ground floor provides a utility area, and a bathroom/WC with a shower over the bath. Garden access.

The first floor has two double bedrooms both having a TV. There is a further single room with TV, a bathroom/WC, providing a roll top bath and separate shower, and finally steep stairs to a double bedroom with TV on the second floor.

Five TVs with freeview, barbecue, washing machine, DVD, dishwasher, garden with furniture, inclusive of electricity, linen (duvets) and towels. Gas heating included May to September inclusive (£25.00 per week poa for other dates). Music system, microwave, hairdryer and fridge/freezer, regret no smoking and no pets, parking, tumble dryer, and wi-fi. The property is not suitable for the infirm.

Just yards from the lovely old town of Leigh with cobbled streets, restaurants, pubs and museums, as well as a man made beach. You are only forty five minutes from London by train. A walk will take you to Southend on Sea, which is famed for family fun, and great shops and restaurants as well as the recognisable pier. Hundred yards from pub and shop.
