This charming detached Grade II listed barn conversion sits on a twenty-eight acre smallholding on the outskirts of Abbey Dore village in Herefordshire. The property can accommodate up to ten people and is full of character, which includes exposed oak beams, trusses and wall timbers. Farm House has three double bedrooms and two twin bedrooms. The property boasts a fitted kitchen with dining area, a snug with wood burning stove and a games room with a table tennis table. Amenities/Accommodation Overview Guests will enjoy full oil central heating, under floor heating on the ground floor and in the bathrooms and the wood burning stove in the snug. In the kitchen, there is a Rangemaster dual fuel cooker with double electric oven and five-ring gas hob, microwave, fridge, freezer, dishwasher and washing machine. The property also has two flat screen TV's with DVD players, Freesat package and Wi-Fi broadband. All of the fuel and power is included in the rent price. Bed linen and towels are provided for guests. A cot & highchair can be made available on request. Outside, there is off road parking for six vehicles, bike storage and an enclosed garden with gravel area, patio, outdoor furniture and BBQ. There is also the use of a shared picnic paddock with a picnic table and views of Golden Valley. No pets are allowed. No smoking is permitted. As this property is on multiple levels, it may be unsuitable for people with mobility difficulties. There are shops just five miles away and a pub just three miles away. Local Town Description The attractive village of Abbey Dore sits on the River Dore and lies at the southern end of the Golden Valley. It acts as the perfect base for guests wanting to explore both the nearby Black Mountains and the Brecon Beacons National Park. The village is home to the Abbey Dore Court Gardens and is renowned for its bookshops and the annual literary festival it holds. The town of Hay-on-Wye is a short drive away and the larger town of Hereford is within easy reach. The nearby Wye Valley and Offa's Dyke provide many trails for walking and cycling.

The location of this property is perfect. You have easy access to Hereford and Hay-on-Wye, whilst nestling in the 'Golden Valley' with a wraparound view of rolling hills and fields - total tranquility. A wonderful break away from city life!
